RIVERMARK, Santa Clara, CA

Rivermark is a new community on the site of the old Agnews State Hospital. This project met the affordable component for the over-all Master Plan. The project was constrained by the awkward shape of the site, by its isolation from the rest of the neighborhood, by the need to accommodate 100 units, and by a very tight budget. Larry crafted a solution to create a highly livable pedestrian environment by massing simple building modules around a series of connected mews and courts. Different types of play, sitting, and barbecue areas enliven these spaces, creating a series of identifiable mini-neighborhoods where the sight and sound of cars is almost non-existent—automobiles are relegated to the perimeter, and “tuck-under” parking is used to mitigate the required high parking count. Though not a gated enclave, security is assured by restricting entry to only two points, and providing all common areas with “eyes-on-the-street” surveillance.

Program: 100 one, two, and three bedroom units of family rental housing, with community building, landscaped grounds on 4.3 acres. 215 parking spaces, surface (some covered) and tuck-under.
