Mayers Architecture (MA) is your partner in all phases of the project, including pre-acquisition site analysis, funding, pre-development, and entitlements. Site Analysis
MA supports pre-acquisition site analysis: First, we examine the local zoning code to establish what is buildable. Then, using our CAD software, we produce several site schemes, determining the probable number of units that can be developed. These schemes may not be anything close to the final design, but each is a viable solution, meeting code and program requirements. Finally, data from the designs is transferred to a spreadsheet that tabulates unit counts and areas for each type of construction. Plugging in values for construction costs, this spreadsheet produces a rapid and accurate estimate of probable construction costs.
Entitlements
MA practices early and supportive cooperation with Agencies, smoothing the entitlement process. For example, at Acacia Meadows, an outdated Planning Code required extensive setbacks between roads and buildings, reducing density and open space. Larry worked closely with Planning to create a series of adjustments, each easier to achieve than variances. The result is a pedestrian-friendly community that received unanimous approval from the Planning Commission.
Community Outreach
MA has the experience to assist you in developing and maintaining a rewarding dialogue with stakeholders, having successfully facilitated a number of outreach programs for projects, some of which faced contentious resistance. We tailor the process to the community, craft consensus, and build support.
Funding Support
We assist in obtaining funding, including writing appropriate portions of funding applications, develop graphics for fund-raising, and assist in training community supporters for “Speakers’ Bureaus”.
