CARMEN AVENUE, Livermore, CA
This 30 unit affordable family housing project provides homes for persons with special needs. It was one of the original Case Study projects for the first edition of the Multifamily Green Building Guidelines for which Larry served as one of the first Technical Advisors. The site plan (Larry’s original site study drawings appear in several editions of the Guidelines) make use of optimum orientation for passive heating, cooling, and daylighting. The building went on to achieve one of the highest Green Point Ratings since the rating system began.
A system of egress balconies and bridges connects all parts of the project, helping fulfill the goal that the project be universally designed.
Program: 30 unit, affordable family housing and housing for persons with special needs, encompassing 25,000 sq. ft. of space on a 1.04 acre infill site.
Construction Type: Four stories, Type V-One Hour wood-framed construction on slab-on-grade foundation.
Funding: Tax exempt bond and other local funding, low income housing tax credits.
Client: Allied Housing (project completed by Affordable Housing Associates, Inc.).
